Greens Road, Dandenong South

Client: Development Victoria
Project type: Industrial (warehouses), commercial (office, retail)
Stakeholders: City of Greater Dandenong, local community
Value: $5 million (approx.)

The project
The vision for this project was exciting and ambitious: involving the transformation of a 154 hectare brownfield site into Victoria’s first integrated eco-industrial business park. The site had previously been home to the Southern Water Treatment Plant, and the land had since been remediated and was ready to be re-purposed. The landowner, Melbourne Water, had joined forces with Development Victoria to come up with a plan for its next chapter. UPco was engaged to lead the planning approvals process.

The challenge

Not only did our clients want to turn the vacant site into a thriving mixed-use commercial precinct, but they also wanted to set new benchmarks for both quality and sustainability. The goal was a development that would boast high-quality architecture, superior urban design, outstanding amenity and next-level sustainability credentials.

Working within a large multidisciplinary project team, UPco negotiated extensively with Council throughout the planning approvals process. Given the project’s complexity, there were many moving parts that we needed to manage – however we ultimately enabled the smooth delivery of a planning permit.

The outcome

Following approval being granted, the project came to life – and is now known as Dandenong LOGIS. The development achieves all our client’s objectives, and won the Property Council of Australia award for Best Business or Industrial Park in the Innovation & Excellence category.

Thanks to many features such as open landscape spaces and engineered stormwater retention, LOGIS has become well-known for its exceptional sustainability, and has attracted a number of premium brands who now call the estate home.
