The project
UPco was engaged by Rylands Supportive Care Pty Ltd to do what we do best: assist in acquiring planning approval. This one was for a retirement village on a large site, situated on the corner of Riversdale Road and Symonds Street in Hawthorn East.

The project involved the consolidation of 18 land titles, and the demolition of existing dwellings and redundant industrial buildings. This was all to make way for the construction of four-storey village with 87 independent living units, as well as various facilities for residents, designed around a north-facing central garden.

The challenge

The project was not without its difficulties – the main one being that Council didn’t support the development. UPco collaborated with the project team to delve into the key planning issues: which proved to be the interface of the development to its neighbours, and the impact on streetscape.
In the face of opposition from Council and local objectors, revised plans were considered at a VCAT hearing. UPco provided expert evidence and appeared at the hearing, both of these aspects being instrumental in VCAT reaching their determination.

The outcome

Thanks to our planning experience and VCAT expertise, planning permission was granted, and Rylands Hawthorn is now a reality.
